Good to know

The “3 times the rent” rule

No. No law sets a ratio: it’s a market practice, applied by most agencies. What is regulated is the list of documents a landlord can ask a candidate for — French decree no. 2015-1437 of 5 November 2015 sets it exhaustively.

Because a figure that hurts your case is worse than saying nothing. Below that threshold, the mention of income disappears from the message rather than show a weak ratio: what’s left is the project, job stability, and any guarantee. It’s exactly the threshold Swappart itself applies when writing to landlords.

Several options, in this order. The Visale guarantee, free and open to most people under 30 regardless of employment status (Action Logement) — check your eligibility on visale.fr. Failing that, a paid rent guarantee service such as Cautioneo or GarantMe, which act as a guarantor even without anyone in your circle to do it. Or a personal guarantor earning at least 3 times the rent. The tool also shows the highest rent your income covers on its own, without any of this.

The verdict is calculated in your browser: nothing is sent while you adjust the sliders. To draft the message, your numbers are sent once, the moment you click “Generate”, to the service that writes the text — nothing is kept. The exact amount never appears in the result either: the message only states thresholds, like “more than 3 times the rent”.
