Yes, and no credit card is needed. Searching, real-time alerts and the AI reading of listing photos are free and will stay free. Only automatic sending, where Swappart writes to landlords on your behalf, is paid — and only if you sign a lease.
In France, landlords choose tenants based on a rental file (“dossier”): ID, proof of income, employment contract, last tax notice, and details about your guarantor if you have one. Swappart helps you build it once in your account, so you can answer a listing within minutes. Your documents stay in your account: Swappart describes your situation, it never sends documents.
That rule of thumb is common in Paris. When you sign up, Swappart shows you straight away whether your income covers your target rent, and what would make your application work: a lower budget, a guarantor, the Visale guarantee, or the income of the person you’re moving in with.
Not necessarily. The Visale guarantee from Action Logement is free and many landlords accept it; it is open to most people under 30, with conditions (check your eligibility on visale.fr). Few applicants think of mentioning it — Swappart states it upfront in your message.
No. No portfolio, no property management: Swappart watches listings published by landlords, agencies and listing sites, and alerts you. Those listings are public — our value is in the sorting: Swappart reads them continuously and only shows you the ones that really match.

With automatic sending, yes, once you have signed your search mandate online (a legal requirement in France): Swappart sends a first message in your name as soon as a listing matches, answers the landlord’s questions about your situation, follows up if they don’t reply, and proposes a viewing slot that you confirm yourself. It does so when the listing gives a direct contact, an email address or a mobile number; when the only contact is a listing site’s internal messaging, the listing stays in your feed and you answer it yourself. Without automatic sending, you get the alert and write yourself.
